CMS analyzes, verifies, adjusts and approves Owner submitted reimbursement requests for unpaid rent, resident damages, and vacancy losses on covered units. A detailed Special Claims checklist is available online to assist Owners in preparing a complete request packet.
TRACS information is compared to Owner-submitted documentation to ensure Special Claims requests are calculated correctly. Special Claims for Section 8 reimbursement must be received within 180 days of unit availability. Special Claims must include a signed HUD 52670-A Part 2 summarizing all units included in the request. A signed HUD-52671-C (vacancy) or a HUD-52671-A (unpaid rent/damage) form must be submitted for each unit listed on the HUD 52670-A Part 2.
